During this last month I was working with a buyer who was very flexible and easy to work with. His number one must have to set up a showing at a house was it had to have a pool. We looked at quite a few house and could not find the pool / backyard that could meet his wants. Some backyards were too small and the pool basically took up the entire backyard, some we could tell the pool wasn't maintained and would need work in the near future. There were just endless things that were wrong with pools that we could not find a house to match his needs. Finally we found a house in Fort Worth it was on the market for 3 days and there were 10 other offers submitted, we submitted a very strong offer over asking price and even were able to talk to the owners as we were leaving the showing. But our offer was not accepted we did not lose hope though. We looked at a few other homes and they also were nice, my buyer was ok with the home but he could not find a pool or backyard that he would want to invest in and call his home for the next how many ever years they decide to live there. So we decided it was time to take a different approach, we started looking for homes with large backyards where my buyer could come in and build his own dream pool / backyard. We had already ruled out pools with no pools because he felt they wanted to be ready to go for this summer when they moved in, but we were missing out on all these perfect homes that met all his needs and did not have a pool. Now we found his perfect home in Arlington on a half acre, he will be building his own custom pool and it will be ready before summer is over. The reason for me explaining this is sometimes as buyers we focus very hard on our must haves and miss out on what we need. When shopping the perfect home could be right in front of you, that has the perfect neighborhood, schools, etc. As your agent we are out looking for what is best for you because it is our job to find you your dream home. Sometimes if buyers become closed minded and too narrow with their search, they will be looking for a while with no luck. It is always important to keep an open mind and not cross out homes because with a few minor changes or maybe even no changes the home you weren't even going to give a chance is the one you were searching for all along.
